Winchester is an unincorporated community in southwest Riverside County, set in the valley between Menifee, French Valley, and Hemet along Highway 79. Once mostly farmland and ranches, it has grown quickly with new master-planned neighborhoods, while still offering larger lots, horse properties, and wide-open views of the surrounding hills.

I’m Hector Del Gaiso, a local Realtor helping buyers and sellers across Winchester, Menifee, Murrieta, Temecula, and the surrounding communities. Whether you’re looking for new construction, room for horses, or selling a home you’ve owned for years, this guide covers what you need to know before you make your move.

Winchester Neighborhoods and Areas

New Master-Planned Communities

Much of Winchester’s recent growth is in newer master-planned neighborhoods along Highway 79, Domenigoni Parkway, and Scott Road, with modern floor plans, community parks, and pools. Homes in these communities typically carry HOA dues and Mello-Roos assessments.

Rural and Equestrian Properties

Outside the newer tracts, Winchester still has ranch-style homes, horse properties, and parcels with room for animals, RVs, or a workshop, often with fewer HOA rules.

Near French Valley

The southern part of Winchester borders French Valley and is a short drive to Temecula and Murrieta, with easy access to shopping and services along Highway 79.

Living in Winchester

Lakes and the Outdoors

Diamond Valley Lake, Southern California’s largest reservoir by volume, is just to the east, with fishing, boating, and miles of hiking and biking trails. Lake Skinner to the south offers camping, fishing, and picnic areas.

An Unincorporated Community

Winchester is not a city. It is governed by Riverside County, which provides planning, roads, and public safety services. That affects zoning, permits, and what you can build or keep on a property, so review the rules for any specific parcel.

Schools

Winchester is served by several school districts depending on the address, including Hemet Unified School District and, in some southern areas, Temecula Valley Unified School District. Always confirm a home’s assigned schools directly with the district before you buy.

Commuting

Highway 79 (Winchester Road) runs north to Hemet and south to Temecula and I-15, and Scott Road and Newport Road connect west to Menifee and I-215. Temecula and Murrieta are typically 20 to 25 minutes away.
